MaintainPad is an application by SenServe to help managers to manage better. It is targeted towards:
• Facilities Managers,
• Letting Agents,
• Landlords,
• Tall building management,
• Airports, Hospitals, Shopping Centre’s, Theatres and Stadia,
• Factories, Oil & Gas installations, Fire & Safety sectors.
MaintainPad is a (cloud-based) mobile app and desk-based CRM for managing:
• Repairs (report-a-repair with images/video, organised Work Request queues, less phone call disruption.)
• Tendering (sending trusted contractors work request tenders with description and images/video.)
• Maintenance (be prompted when scheduled maintenance is due.)
• Pre-created Checklists (attach them to Work Orders to ensure all the subtasks are done before closing.)
• Compliance. (Reminders, checklist of jobs, be notified immediately upon failure, store results and certificates.)
• Asset and Keys management. (Track non-fixed equipment and keys by scanning (QR code) and collecting signature of borrower.)
• Dependency Management. (Complex repairs where some people are relying on others to complete before starting; they can be managed to minimise one person holding everyone up.)

Report a repair
Simply take a photo or video of the fault, send it with a short description to your property manager via online portal or app. No need for disruptive phone calls and emails, from tenants reporting or chasing repairs.

Tendering
Property managers can tender out jobs to their chosen contractors, then decide who would be best suited to the job depending on availability and quoted price.

Using digital job sheets, eliminates the need to carry around loose pieces of paper, which can get damaged or lost.
Asset & Keys management
Attach handy QR codes to (non-fixed) equipment or keys. Anyone borrowing items, scans and signs into the app. MaintainPad will ‘remember’ who has borrowed what.

Compliancy
Staying compliant and within regulation is one of the most important aspects of a facilities manager’s role. MaintainPad can add reminders and attach checklists for relevant compliancy tests. In any failure, the manager will immediately be notified. All results & certificates easily at hand and available for inspection.

Organised Work Queues
Repair requests arrive in an orderly queue, which is easy to organise. You can see which haven’t been dealt with, which have been tendered and their progress. No more forgetting or ‘lost’ work requests.
The other advantages of work requests landing in your queue rather than given via phone (or email) is less hassle & disruption; no more scrambling for a pen & pad. Also, you can deal with them in order of importance.
Checklists (pre-created)
Checklists are created, saved and then attached to work orders. They can be for faults, scheduled maintenance, compliance tests, etc. The checklists ensure all parts, the subtasks, for every work order are ticked off before the job can be completed.
These are very useful for providing a consistent service. E.g. a new chambermaid makes up a room at an upmarket hotel. The checklist can describe all the thing needed to be done. The arriving guest will get a consistently great experience, no matter which member of staff have serviced the room.
